If you read anything about West Palm Beach's NORA District over the past year, you probably picked up on a hotel opening date. The trouble is that nobody covering the project agreed on what that date actually was. A district feature published in June 2025 put the opening at the end of 2026. A trade magazine piece the following month pointed to August 2026, which is this month. The district's own hotel page, live since at least August 2025, has said fall 2026 the whole time. Whichever estimate turns out right, the hotel has not opened as of early August 2026.
None of that has stopped North Railroad Avenue from becoming a place people actually go. Del Mar Mediterranean opened its doors on April 7 this year. Loco Taqueria & Oyster Bar and Juliana's Pizza have been running long enough to have regulars. A [solidcore] class and a Van Leeuwen scoop are both a five-minute walk from H&H Bagels. The anchor everyone wrote about hasn't shown up yet, and the neighborhood built itself anyway.
What NORA Actually Is
NORA is short for North Railroad Avenue, and the district covers more than 40 acres of former warehouse land bordered by Palm Beach Lakes Boulevard, Quadrille Boulevard, Dixie Highway, and the Florida East Coast Railway. It's a mile or so north of the downtown waterfront, close enough to walk to the Brightline station if you're catching a train to Miami or Fort Lauderdale. The team behind it, NDT Development, Place Projects, and Wheelock Street Capital, is building it as a $1 billion mixed-use project, which puts it in the same conversation as CityPlace, the last redevelopment of this scale the city has seen.
What makes NORA different from CityPlace isn't the money behind it. It's that the buildings are mostly one and two stories, built into century-old rail warehouses rather than new construction from the ground up. That choice shows up on the ground as low rooflines, sidewalks lined with old railroad ties, and a scale that feels more like a converted industrial block than a mall.
What's Already Open on North Railroad Avenue
Here's the part that matters if you live nearby and want to know where to actually go this week, not where a rendering says you'll go someday.

The Anchor With Three Different Opening Dates
The piece everyone was waiting for is The Nora Hotel, a 201-key boutique property from BD Hotels and hotelier Sean MacPherson, the team behind The Bowery Hotel and The Mercer in New York. Its signature restaurant is Pastis, the Parisian brasserie from Stephen Starr's STARR Restaurants, spread across more than 13,000 square feet of indoor and outdoor space. It's a serious project, and it's the reason so much of the coverage around NORA has treated the district as a hotel story first.
But the opening date has been inconsistent from the start, not slowly slipping from one clean estimate to another. A district overview published in June 2025 described the opening as landing at the end of 2026. The following month, trade coverage put the hotel's opening at August 2026, the month you're reading this. And the district's own hotel page, live since at least August 2025, has said fall 2026 the entire time. Three sources, published within two months of each other, three different windows.
Richard Born, one of BD Hotels' founders, has been direct about why the company took the risk of building outside New York for the first time in its history. Talking about the branded competition already in West Palm Beach, he put it plainly:
"there's a Marriott, there's a Hilton, there's a Days Inn"
His bet is that a design-driven independent hotel built into a walkable district beats another chain box. That bet may well pay off. It just hasn't happened yet, and the people covering it have disagreed on the date since before it broke ground, which is worth knowing if you've been holding off on visiting until the "real" opening.
A Saturday That Doesn't Require a Reservation Six Months Out
The practical upside of an anchor that isn't open is that nothing else in NORA requires advance planning right now. A loop through the district on a Saturday morning might look like coffee and a bagel at H&H, a quick stop at Warby Parker or Le Labo, a SWEAT440 or [solidcore] class before lunch, and either Del Mar or Loco Taqueria for an early dinner with a Van Leeuwen scoop to close it out. No wait list, no reservation window that opened three months ago, no need to time it around a grand opening date that keeps changing.
If you want to make it cheaper, NORA is currently running a happy hour Monday through Friday starting at 4pm, with cocktails, wine, and small plates across the district's restaurants, plus a seasonal membership program offering discounts at NORA businesses through the summer. Both are live right now, which is more than can be said for the hotel most articles about this neighborhood lead with.
What's Actually Coming Next
The district isn't finished, and the next phase is residential rather than retail. Naples-based Ronto Group is developing NORA House, the district's first for-sale condo building, at 1105 N. Dixie Highway, with 122 units across 11 stories. A separate apartment building is planned on the same block. Neither has delivered units yet, and neither should factor into anyone's plans for this weekend. But it's a signal that the mix of uses here is still filling in, and that the tenant list above is a floor, not a ceiling.
For anyone weighing whether North Railroad Avenue is worth the drive or the walk from downtown, the honest answer is that it already stands on its own. You don't need to wait for a hotel whose own coverage can't settle on a season to get a good meal or a decent workout a few blocks from the tracks. The rest of the district, hotel included, will arrive on its own schedule.
